Requirements
Land and property requirements
We are looking for the following across England, from agents, owners and fellow developers. We buy with our own funds and with partners, and can move quickly on sites that meet the criteria below.
01

- Conversion to residential or mixed use, with new-build on surplus land where the setting allows.
- Planning
- Consent not required. We take on planning and listed building consent ourselves.
- Lot size
- £250,000 to £5 million, freehold.
02

- Angle
- Refurbishment and re-letting, upper-floor residential conversion, change of use, or full redevelopment.

- Consent not required.
- Lot size
- £250,000 to £5 million; larger with partners.

Holiday parks
Sites for holiday lodge development in the south of England, within two hours of major population centres and in locations that trade year round. We develop in partnership with an established European holiday park operator.
- Location
- The triangle from south of Birmingham to Exeter to Brighton: premium southern England locations with reduced seasonality.
- Setting
- AONB, woodland, lakeside, scenic farmland or coastal.
- Previous use
- Agnostic. Golf courses, lakes, farms, quarries and forestry have all worked.
- Scale
- Minimum 40 units.
- Planning
- Consent in place for lodge or equivalent leisure use. Non-material amendment refinement only; no speculative planning in the first phase.
- Operator
- We work with an established European operator, whose endorsement is obtained before any capital is committed.
- Structure
- Freehold purchase, or joint venture with the landowner.
