Partnerships
Joint ventures and development management
We work with landowners, investors and lenders who have a site or property and need a development team to deliver it. We provide appraisal, planning, design, procurement, construction management and exit, and can share the risk.
Who we work with
Landowners, investors and lenders.
Landowners
Listed buildings, city-centre commercial property, estates, former golf courses, lakes, quarries and redundant commercial land, with or without planning consent.
Investors and family offices
Capital seeking development returns without an in-house team, or property already held that needs repositioning, consent or redevelopment.
Lenders, receivers and operators
Stalled or part-built schemes, surplus operational property, and assets where completing or converting will realise more value than a sale as seen.
Ways of working together
Three ways of working together
Each structure is agreed scheme by scheme and properly documented.
Development management
Fee basedYou retain the site and the capital, or give us a mandate to source funding. We provide the full development team and deliver the scheme on your behalf.
Joint venture
Profit shareThe site is contributed to a joint vehicle and we deliver the scheme through to exit, sharing the return.
Co-investment
Capital and deliveryWe invest alongside you and take the development role, with our own capital in the scheme.
Fees, profit shares and risk allocation are discussed and agreed on engagement.
Services
A full in-house development team
Residual appraisals, cost and value sensitivity, use options, and a clear recommendation on whether to develop, hold or sell.
Planning applications, listed building consent, non-material amendments, Section 106 and conditions discharge, with retained consultants.
Briefing and co-ordinating architects and engineers so that the scheme is buildable, fundable and viable.
Tendering, contractor selection and administration of JCT contracts, including variations, valuations and disputes.
Programme, cost control, quality and site co-ordination through to practical completion and defects.
Lender sourcing, facility negotiation, monitoring surveyor liaison and drawdown reporting.
Power, water, drainage and access, including independent network and off-grid energy arrangements where the grid falls short.
Sales, lettings, leases and asset management, or handover to an operator for leisure and lodge schemes.
How it starts
From first conversation to agreement
Conversation
Tell us about the site, what you own and what you want to achieve. We will confirm quickly whether it is something we can help with.
Desktop review
An initial appraisal at our cost: planning position, likely uses, indicative figures and principal risks.
Structure
We propose one of the three structures above, with heads of terms setting out roles, funding and decision-making.
Agreement and delivery
Solicitors document the agreement, a programme is agreed and work begins. You receive the same reporting we do.
Our commitments
- Site information is held in confidence and not circulated to third parties.
- If a scheme is not viable, we say so before significant costs are incurred.
- Decisions and expenditure above agreed limits remain with you; day-to-day management sits with us.
- Monthly reporting on cost, programme and risk, in plain English.
- Fees are structured so that most of our return depends on the scheme's performance.
